Should the Wiring Be Checked Before Insulating or Relining an Older Home?

Why the timing matters

Once insulation and new linings are installed, the wiring disappears behind finished surfaces again. Investigating or replacing it later may involve cutting newly finished walls, disturbing insulation, repairing plasterboard and repainting.

When the framing is exposed, an electrician can inspect areas that cannot normally be seen during a non-invasive assessment. This can provide much greater clarity about what should be retained, repaired or replaced before the building work continues.

Photographing cable routes and junction locations before the walls are closed can also make future alterations and fault-finding easier.

Open cavities reveal what testing alone cannot

Electrical testing provides valuable information about circuit performance and protection, but it cannot reveal every physical condition hidden behind a wall.

With the linings removed, it may be possible to identify:

  • The types and approximate ages of cables

  • Brittle, deteriorated or damaged cable insulation

  • Unsupported wiring or poorly protected cable routes

  • Inaccessible junctions and previous alterations

  • Areas where cables could be damaged by new fixings

  • Circuits that would be difficult to replace after relining

Insulation changes the environment around wiring

Plan future electrical needs before relining

An open wall is also an opportunity to consider how the room will be used in the future.

You may want to review power-point locations, lighting, heating, kitchen appliances, data cabling or dedicated circuits before the lining goes back on. If larger additions such as heat pumps, induction cooking, EV charging or solar are being considered, the proposed circuits should be viewed in the context of the home’s overall capacity and distribution.

This does not mean filling every wall with speculative wiring. It means making sensible provisions where the likely future need is clear and access is unusually easy.

Look beyond the visible cables

The wiring inside the open wall is only one part of the electrical foundation. Its condition should be considered alongside:

  • Circuit protection

  • Earthing

  • Switchboard condition

  • Distribution between circuits

  • Available capacity

  • Future plans for the home

A newer switchboard does not automatically confirm that all concealed wiring is in good condition. Equally, discovering older wiring does not automatically mean every circuit must be replaced. The right scope depends on its type, condition, protection and intended use.

Get the sequence right

Ideally, electrical planning should happen before the insulation installer or plasterer is booked to close the cavities. A practical sequence is:

  1. Review the renovation plans and future electrical requirements.

  2. Inspect and test the existing electrical system.

  3. Reinspect concealed areas once linings are removed.

  4. Complete necessary electrical work.

  5. Photograph and document cable routes.

  6. Install insulation and close the walls.

If unexpected wiring is discovered during demolition, it is worth pausing before covering it. A short delay at that stage is usually easier to manage than reopening a finished wall.
